Overview of the Process
Stage 1: Permits and Design
Rural self-built homes need the homestead land approval and a rural construction planning permit; urban projects require land-use and planning procedures. Once the paperwork is in order, design begins: a complete drawing set covers four disciplines — architecture, structure, plumbing and drainage, and electrical — and for low-rise homes the design fee usually runs 3–5% of the build cost. Never skimp on the drawings — they are the basis for budgeting, construction and acceptance, and the documentary proof that prevents disputes.
Stage 2: Site Preparation and Foundations
After the site is prepared — water, power and road access connected and the ground levelled — the footprint is set out and checked against the drawings, then the trenches are dug and the foundations built. Foundations are hidden work: acceptance must be completed and photographed before backfilling. This stage takes about 15–20% of the schedule, yet it concentrates more risk than any other part of the project.
Stage 3: Structure
Walls are laid or beams and columns poured, with floors and ring beams completed level by level until the roof is topped out. Concrete needs at least 7 days of curing after each pour before work continues above; if you build in the rainy season, plan rain protection and drainage in advance. When the structure is finished, the house's skeleton stands.
Stage 4: Roof and Envelope
Roof waterproofing, exterior rendering and window and door installation all happen in this stage. Its goal is simple: a house that does not leak and does not draft. After the roof membrane is finished, run a 24-hour water test, and check the joints between walls and windows closely — they are the most common leak points.
Stage 5: MEP and Finishes
Embedded plumbing and electrical runs, underfloor heating, waterproofing, walls, floors, and kitchen and bathroom installation follow in turn. This is the longest stage, taking about half of the schedule. Pipe and conduit runs are hidden work — photograph their routes before the boards close them in, so future repairs can find them.
Stage 6: Completion Acceptance and Title
When the work is finished, arrange the quality acceptance, verify that the as-built drawings match the actual building, then file the records and apply for the property certificate. Every issue found at acceptance should be fixed before you move in — rework after moving in costs an order of magnitude more.

Common Factors That Slip the Schedule
- Weather: trenching and pouring in the rainy season depend on the sky — try to schedule the earthworks and foundation stages outside it.
- Material supply: suppliers hoard when steel and cement prices swing — lock in your main material contracts early.
- Design changes: building and redesigning at the same time is the biggest schedule killer. Think the exterior and floor plan through in the 3D configurator before work starts — far cheaper than rework on site.
- Cash flow: pay in stage-based installments (for example, 30% on completion of the foundations) to avoid a funding gap that halts the work.
